Major refurbishment, new basement, new rear and side extension to a Grade II listed semi-detached house in St. John’s Wood.

Major refurbishment and alteration of a Grade II listed, Regency period, semi-detached end-of-terrace, in the St John’s Wood Conservation Area.

The proposals include the construction of a new basement accommodation beneath the main house and part of the rear and front garden together with the creation of a  new rear light well and alterations to the x2 front light wells to provide natural light and ventilation. In addition, poor quality 1990’s side and rear extensions are replaced with a 2-storey side extension with an additional first floor, and full width single-storey rear extension. On the exterior design of new landscaping with alterations to rear garden levels.

The proposals carefully balance a conservation-lead approach with the brief requirement to adapt the house to suit the lifestyle of a contemporary family. The structural and services engineering solutions have also been developed with the aim to safeguard the integrity of the original building fabric and structure of the house, while providing a sustainable design reflecting current building standards and regulations.
